10 DIY Home Projects to Conquer Before Summer

It’s almost that time of year again; Summer 2016 is just around the corner. Conquer these household tasks to ensure you get the most out of your summer. Once these are done, you’ll feel more at ease to have that spontaneous patio party.

1. Re-Paint Your Front Door

Harsh weather can really do a number on your wooden door. Painting it can help keep the wood healthy while also adding a fresh and inexpensive change to your home.

2. Let’s Get Grilling

Before you host people over for that juicy steak or burger, give your grill a good clean. A deep clean should be done twice a year to keep the integrity of the grill. You’ll be shocked what a good scrub to the cooking grates, burner protectors and cooking box can do. Now it’s time to get down to business. Happy grilling!

3. Inspect Outdoor Furniture

After 8 months of winter and being stuck inside, the time has come to enjoy the beautiful outdoors. Make sure your outdoor living space is ready for that summer sun. 4. Repair Screen Doors

When you aren’t outside enjoying the sunshine, you’ll still want the fresh air following through the house. Screen doors often take a beating, and even the smallest damages to screens can invite those awful summer pests inside your home. Before those mosquitoes and bugs come out from hiding, tackle any damages those screens have.

5. Pressure Wash Your Patio

Get rid of all that dirt that gathered over the months with a quick wash. No need to be intimated by a pressure washer if you have never used one. There a plenty of places that rent them out with full instructions. You will be amazed at what a 15-minute wash can do for your patio!

6. Re-Caulk Windows and Doors

As much as the thought of a hot summer day thrills you now, having your home to cool you down will be important. Keep your air-conditioning costs down by re-caulking windows and doors in the spring. Maintaining a proper seal will help keep the cool air in and your energy bills down.

7. Switch the Direction of the Fan

Most fans are designed so you can flip a switch on the base of the fan to change directions. Ensure the fan is rotating counter-clockwise to force the air down, creating a breezy effect.

8. Update Fixtures

Spring is the best time to change up light fixtures and check for proper functioning. For outdoor entertaining, you will need proper task lighting as well as fixtures for walk ways and entrance. Motion sensor lights are great for security when you take those lengthy summer holidays.

9. Pamper Your Guest Room

Add a few new touches to bring some life back to your guest room. New bedding or a hanging painting could totally change the look and feel of the room, while still being very economical for your budget. These small touches will help your guests feel right at home.

Another inexpensive way to add a fresh look to your home is by changing the numbers on your house. Get creative and do something trendy; this will add to your curb appeal and the overall house look. Be sure that the numbers are visible from the street for your guests coming over for a summertime patio drink!

November 2015 Market Report

We have finally reached the end of 2015 and the latest market stats are here. As everyone is forecasting down turns in Edmonton’s future in 2016 we have noted that year over year (yoy) that the prices and inventory are up but sales are down. The price of a single family home has risen over 1% from last year. The price of condos by 0.4% from 2014 and the average of all residential properties are up by 1.5% yoy.

Edmonton in 2015 was a steady year, lack of sales was due to uncertainty within the market. Slight price increase demonstrates that the market is stable. Home buyers have the advantage with lower mortgage rates and the high rate of inventory for them to choose from. Buyers are taking their time to select properties because of the large selection available to them.
