10 DIY Home Projects To Conquer Before Summer

It’s almost that time of year again; Summer 2016 is just around the corner. Conquer these household tasks to ensure you get the most out of your summer. Once these are done, you’ll feel more at ease to have that spontaneous patio party.

1.Re-Paint Your Front Door

Harsh weather can really do a number on your wooden door. Painting it can help keep the wood healthy while also adding a fresh and inexpensive change to your home.

2.Let’s Get Grilling

Before you host people over for that juicy steak or burger, give your grill a good clean. A deep clean should be done twice a year to keep the integrity of the grill. You’ll be shocked what a good scrub to the cooking grates, burner protectors and cooking box can do. Now its time to get down to business, happy grilling!

3.Inspect Outdoor Furniture

After 8 months of winter and being stuck inside, the time has come to enjoy the beautiful outdoors. Make sure your outdoor living space is ready for that summer sun. Wipe down all furniture, remove cushion covers and give them a good wash. Add some summer flare by taking a trip to buy some new pillows or outdoor rug for a fresh look without breaking the bank.

4.Repair Screen Doors

When you aren’t outside enjoying the sunshine, you’ll still want the fresh air following throughout the house. Screen doors often take a beating and even the smallest damages to screens can invite those awful summer pests. Before those mosquitoes and bugs come out from hiding, tackle any damages those screens have.

5.Pressure Wash Your Patio

Get rid of all that dirt that gathered over the months will a quick wash. No need to be intimated by a pressure washer if you have never used one. There a plenty of places that rent them and can give you all the instructions. You will be amazed at what a 15-minute wash can do for your patio!

6.Re-caulk Windows and Doors

As much as the thought of a hot summer day thrills you now, having your home to cool you down will be important. Keep your air-conditioning costs down by re-caulking windows and doors in the spring. Maintaining a proper seal will help keep the cool air in and your energy bills down.

7.Switch the Direction of the Fan

Most fans are designed so that you can flip a switch on the base of the fan to change directions. Ensure the fan is rotating counter-clockwise to force the air down, creating a breezy effect.

8.Update Fixtures

Spring is the best time to change up light fixtures and as well check that all are functioning. For outdoor entertaining, you will need proper task lighting as well as fixtures for walk ways and entrance. Having motion sensed lights are great for security reasons when you take those summer holidays.

9.Pamper Your Guest Room

Add a few new touches to bring some life back to your guest room. New bedding or a painting could totally change the look and feel of the room while still being very economical. These small touches will help your guests feel right at home.

10.Update House Number

Another super inexpensive way to add a fresh look to your home is changing the numbers on your house. Get creative and do something trendy, this will add to your curb appeal and overall house look. Be sure that the numbers are visible from the street for your guests coming over for that patio drink!

November 2015 Market Report

We have finally reached the end of 2015 and the latest market stats are here. As everyone is forecasting down turns in Edmonton’s future in 2016 we have noted that year over year (yoy) that the prices and inventory are up but sales are down. The price of a single family home has risen over 1% from last year. The price of condos by 0.4% from 2014 and the average of all residential properties are up by 1.5% yoy.

Edmonton in 2015 was a steady year, lack of sales was due to uncertainty within the market. Slight price increase demonstrates that the market is stable. Home buyers have the advantage with lower mortgage rates and the high rate of inventory for them to choose from. Buyers are taking their time to select properties because of the large selection available to them. In comparison to last year inventory levels were at 3,059 properties (in 2014) to this year year-end inventory of 5088.finalplease

November 2015 Market Report

Sales in Edmonton’s housing market were strong although sales were dropped by 2.9% year-over-year (YoY). This is an improvement from October of this year where we saw sales down by 15% from 2014. Residential sales priced were slightly down by 3.1% but but prices year-to-date are up by 1.5% from November 2014.

In November we generally see the residential market slowing down but this year was different due to several factors as consumers are showing trust in the Edmonton and Area Market.

“The warm fall weather we saw in November, coupled with healthy inventory numbers, were key factors in keeping buyers active in the market,” explains Geneva Tetreault, Chair of the REALTORS® Association of Edmonton.

 

Although inventory numbers are up, in the fall there are fewer listings compared to the spring. The average days on market have increased from 55 days in November 2014 to 59 days to sell November 2015. Prices should adjust to normal winter sales season but with higher levels of inventory.
